Inspection service terms

These terms apply when you hire Najjar Property Solutions LLC for an EPA-certified XRF lead inspection or dust-wipe clearance of a New York City rental apartment. The office is 17 Carol Court, Staten Island, NY 10309. Questions: (347) 899-5597 or niaplus4@gmail.com.

What we sell

We sell inspector work only: XRF testing of painted components in one dwelling unit, or dust-wipe clearance sampling after someone else has done the work. We do not renovate, remediate, or abate. We do not sell contractor labor or lead-paint removal.

One unit at a time

Each job is one apartment. A building with several units is several jobs unless we agree otherwise in writing. The report, invoice, and private package link apply to the unit identified on that job.

Access

You (or the person who booked) are responsible for lawful access to the unit at the scheduled time. If we cannot enter or cannot complete the inspection because of access, see the refund policy.

Reports and payment

When the inspection is complete, we issue a letterhead invoice and a private package link. Card payments use Stripe Checkout. The report and related PDFs unlock on that link after Stripe marks the session paid, or after the office marks cash or check received. The email is not an attachment of the files.

What the report is

An XRF package is the owner’s HPD file for the inspected unit at the 0.5 mg/cm² action level. Dust clearance uses NYC wipe limits and the laboratory report. This is not a determination by HPD, not legal advice, and not a warranty that the building is free of all lead hazards outside the tested combinations.

Staff tools

/admin is for inspectors and office staff. Landlords and tenants open the private link they were sent. Do not share that token.
