What the two files look like
This page is a fictional package labeled SAMPLE. It is not a real customer report, not a real address, and not a substitute for an inspection. Certificate scans, field photos, and hand sketches are never shown here.
Landlord Copy
Owner file for the unit
100 Example Street, Unit 2, Staten Island, NY · Najjar Property Solutions LLC · SciAps X-550
What the owner receives: the compliance file for the unit — findings, methodology, the XRF table, and next steps when lead is found. Intact versus peeling on positives stays in this file. It is not the occupant handout and does not include an invoice.
| Room | Component | mg/cm² | Call |
|---|---|---|---|
| Living room | Door casing | 0.12 | Negative |
| Kitchen | Window sash | 0.81 | Positive |
| Bedroom 1 | Baseboard | 0.04 | Negative |
SAMPLE conclusion: lead-based paint found on the kitchen window sash. This is not a real finding.
Tenant Copy
Short notice for the occupant
What the occupant receives when the test is positive: a short bilingual handout — where paint tested positive, whether it was intact or peeling, and HPD tenant facts. The invoice, methodology pages, and certificate scans stay on the landlord file.
SAMPLE location: Kitchen — window sash — positive. This notice does not replace the official Annual Notice or a lease pamphlet.
Copia para el inquilino (SAMPLE): aviso breve de las superficies positivas. No es una inspección real.
