XRF inspection and dust clearance
One job is one apartment. We do not batch an entire building into a single undifferentiated report. Each unit gets its own layout, readings, conclusion, and invoice.Najjar Property Solutions LLC does not renovate, remediate, or abate.
XRF lead inspection
Pre-1960 rentals (and 1960–1978 buildings with known lead paint) need third-party EPA-certified XRF testing. Painted components in the identified dwelling unit are tested with X-ray fluorescence. The New York City action level used in our standard package is 0.5 mg/cm² (HPD).

Walk the unit
Room-by-room inventory of painted components. The inspector notes dwelling type, units in the building, year built, and BIN when available from NYC records.

Layout
A photo or sketch of the apartment is saved with the file. Walls, removed walls, and stairs can be marked so HPD (and you) can see what was inspected.

Gun readings
SciAps X-550 (serial 03943). Readings are recorded as room equivalent × component × substrate. NYC action level 0.5 mg/cm². Coverage is checked against typical HUD Chapter 7 combinations before a lead-free report is issued.

HPD package
A PDF with firm credentials, methodology, layouts, the XRF table, and a lead-free (negative) or lead-found (positive) conclusion. This is the compliance file for the unit.

Invoice and private link
A letterhead invoice for the amount quoted for that apartment. You receive a private link. The report unlocks after payment — the email is the paywall, not an attachment of the files. Card payments use Stripe Checkout.
Dust-wipe clearance
A separate job from XRF. After someone else does the work, the inspector samples floors and window sills against NYC limits (40 µg/ft² floors, 100 µg/ft² sills). The laboratory PDF is the source of the numbers. You receive a clearance letter, the inspector’s EPA certificate, and the lab pages.
XRF and dust clearance are the services this firm sells. Soil assessment, water testing, and full lead hazard risk assessment are not in the standard package unless separately contracted. This is not a remediator or renovator service.
